Claim help for single-family and 2–6 family owners
A loss can affect your home, your belongings, tenants, and several floors at once. Triboro represents policyholders, not insurance companies, and helps organize the damage, estimate, and records needed to present a property claim.
The applicable policy may be a homeowners, dwelling, landlord, or commercial policy depending on the property and its use. A building’s number of units does not by itself determine coverage. We review the actual policy and loss rather than assuming every 2–6 family building has the same protection.
Common claims we review
- Fire damage: burned materials, repair scope, and related damage.
- Smoke and soot: contamination that may extend beyond the room that burned.
- Water damage: the source, affected rooms, and path through floors and walls.
- Burst and frozen pipes: sudden pipe failures, emergency work, and resulting damage.
- Upstairs-neighbor leaks: source records, building coordination, and damage to your property.
- Storm and wind: documented roof, window, and related water damage.
These are claim categories, not promises of coverage. The cause, timing, exclusions, endorsements, limits, and facts must be reviewed.
What to do first
- Put safety first. Follow emergency-service instructions. Stay out of unsafe areas and keep away from electrical hazards, unstable materials, and contaminated water.
- Notify your insurer promptly. Report what you know, record the claim number, and save the carrier’s instructions and requests.
- Protect the property when safe. Arrange necessary emergency measures with qualified professionals. Do not delay essential protection while waiting for a claim review.
- Document before conditions change. Take room-by-room photos and videos when safe. Keep damaged items available for inspection when practical and safe; document unavoidable disposal and save the related records.
- Keep the paperwork. Save the policy, carrier letters, estimates, mitigation invoices, repair receipts, and temporary-living expense records.
How Triboro helps
Inspect. We review the property, damage path, safety conditions, and the carrier’s current position.
Document. We organize photographs, measurements, invoices, reports, and other support for the claim.
Estimate. We prepare or review a detailed scope and repair costs, comparing documented damage with the carrier’s estimate.
Negotiate. We present the supported claim and communicate with the insurer on your behalf. You remain the policyholder and may still need to provide information, sign forms, or answer questions.
Learn more about our four-step process. Hiring a public adjuster does not guarantee coverage, a payment, or a particular settlement.
Already received a low offer or denial?
We can review the carrier’s position and the available evidence to see whether damage may have been missed or undervalued. Further action depends on the policy, deadlines, any prior agreement or release, and the facts. Explore our denied or underpaid water claim and denied or underpaid fire claim services.
Contents, displacement, and rental-property records
Keep a room-by-room list of damaged belongings and evidence of their condition and value for a contents claim. If the home cannot be occupied after a covered loss, preserve receipts and ask about applicable hotel and living expense coverage. For rented units, preserve leases and rental records so any potential rental-income coverage can be evaluated under the actual policy. Do not assume a tenant’s belongings are insured under the owner’s policy.
How our fee works
Our fee is negotiable and is never more than 12% of the insurance payments made after you hire Triboro. The agreed rate is set out in a written agreement before any work starts. If you don't get paid, we don't get paid.

We serve all five New York City boroughs, Westchester, Nassau, and Suffolk in person. We also take claims throughout New York State, with inspections outside these areas arranged by appointment. Our only office is at 2096 White Plains Rd, Unit 3003, Bronx, NY 10462.
